Sometimes, that means adjusting expectations or falling in love with potential instead of perfection.

When selling a home, the listing price isn’t just what you want to get — it’s what the market says the home is worth. Buyers are smart. They’re comparing your home to the one down the street, to the one they saw last weekend, and to what’s popping up in their Zillow alerts.
If you’re not getting showings, the price is usually the problem. It’s not personal. It’s strategy. And in today’s market, your home doesn’t just need to be priced right — it needs to be better than the competition. Buyers have options. If you want your home to sell quickly and for top dollar, it needs to stand out. Whether that’s fresh paint, staging, great photography, a well-maintained yard, or an extra incentive like seller-paid closing costs — something has to set it apart from the rest.
When buyers are scrolling, your home should make them stop.
3. Inspections Aren’t Deal-Killers — They’re Deal-Clarifiers
When buyers find things on a home inspection, it can feel like the sky is falling. But here’s the truth: every home, even brand-new ones, will have something pop up. The inspection is a chance to get clarity, not to derail the deal. Negotiating repairs or credits is part of the process — not a failure.
4. The Neighborhood Matters as Much as the House
You can update kitchens, knock down walls, and change paint colors. You can’t change your neighbors, the traffic patterns, the school zones, or how you feel when you turn onto your street. That’s why I always tell my buyers to pay just as much attention to the neighborhood as they do to the house.
